Breakdowns aren’t always caused by faulty boiler components. Sometimes the problem can lie with the pipework, external circulating pump or motorised diverter valves. The build-up of sludge and debris in heating system pipework is a common contributing factor when it comes to the failing of pumps and sub-par heat output from radiators. Having your heating system power flushed is great way to rid your heating system of sludge and debris, enabling it to run far more efficiently and with a greater heat output.

During a boiler service we will clean the burner, heat exchanger and fan, replace the gaskets, check the safety devices, empty and refill the condensate trap (condensing boilers only), check gas working pressures and carry out a flue gas analysis. Why Upgrade my heating system?
Modern boilers boast high energy efficiency ratings, some as much as 100%. Replacing your old, inefficient boiler with an A-rated appliance could see a drastic reduction in your gas bill. In most cases, the boiler will pay for itself in a matter of years due to the savings made on energy bills.

Modern boilers are so efficient because they are condensing, meaning that they recover some of the heat from waste gasses that would otherwise be lost. Condensing boilers can be up to 30% more efficient than older, conventional boilers, making them better for the environment and cheaper to run.

New boilers are also far safer as they no longer rely on an open flue design. Open flue boilers draw the air required for combustion from the room. If the boiler can’t get the air it needs for complete combustion, fumes containing carbon monoxide will spill into the room rather than going up the chimney. This can be extremely dangerous and leave residents vulnerable to carbon monoxide poisoning.

Which system is best for me?
There are several factors to be considered when choosing a new boiler for your home. Space, number of bathrooms, budget and mains water flow rate must all be taken into account. Outlined below are some of the differences between the two most popular boiler types on the market, combination and system boilers.

Combination boilers
Combi boilers are highly efficient, ingenious space-saving appliances, which can provide your home with both central heating and instantaneous hot water without the need for a hot water cylinder.

They are best suited for homes with limited space and a maximum of two bathrooms.

The downside of combi boilers is that they heat mains water on demand. If there is more than hot water outlet (tap or shower) in use at once then the pressure is split between the two outlets, significantly reducing the output.

 
System boilers with unvented cylinders
System boilers provide hot water to both the radiators and storage cylinder simultaneously.

System boilers heat a large unvented cylinder of stored water, meaning you can use multiple hot water outlets at once without suffering a reduction in pressure. Unvented cylinders rely on mains pressured water and unlike vented cylinders, do not require a cold water storage tank in the loft. The downside of system boilers is that you will need room for both the boiler and the cylinder, which is why they are usually recommended for larger properties.

 
What should I consider when upgrading?
Upgrading your central heating system doesn’t come without its risks. Converting a system from gravity fed to pressurised can put old pipework under more than the current pressure, causing leaks and bursts, especially under concrete floors where pipework isn’t accessible. Also, certain outlets such as toilets, taps and showers can fail under higher pressures. Always get your current heating and water system checked by a professional before rushing into any new installation work.

 

Gas Safety Certificate

Are you a landlord? Then you need a Gas Safety Certificate.

An annual gas safety inspection is a legal requirement for landlords of tenanted properties. Although it’s not a legal requirement for homeowners, it is needed for most boiler manufacturer warranties, and usually for home insurance policies too.

As a landlord, it is your responsibility to ensure the safety of your tenants by making sure all gas appliances within the property are in safe working order. We will check the boiler, and if there is one, the hot water cylinder in the airing cupboard. The check should take about 30 minutes. However, it may take longer if there’s an urgent repair. We’ll take as long as is needed because above all, safety is of utmost importance to us.  We’ll let you know if there are any issues as we are doing our checks.

Ashley is an accredited Gas Safe engineer with years of experience. So, when he’s checked everything and he’s happy everything meets the Gas Safe standards, he’ll issue a gas safety certificate.

Then you’ll be good to go for the next 12 months.

ASP Plumbing & Heating are experts in gas leak repairs.  It’s crucial that you address any issues you have with gas leaks because even in small amounts, exposure to natural gas can cause headaches or nausea.

More importantly, when natural gas doesn’t burn off properly, the gas begins to emit carbon monoxide, which can be very dangerous. Don’t ignore gas leaks, even if they appear to be minor.

If you can smell gas in your home, or are worried a carbon monoxide leak from a gas appliance, call the free 24-hour National Grid Emergency Helpline at 0800 111 999.

 

You will then be asked a series of questions to determine the nature of the gas leak and will be advised of appropriate safety precautions to take, which may include:

- Opening windows and doors;

- Avoiding naked flames;

- Avoiding electrical switches;

- Avoiding the use of your mobile phone;

- Avoiding the use of electrical items.

Water Leaks

Water leaks can go unnoticed for weeks, if not months, and can have a devastating effect on décor and even the structure of the building if left untreated. It is not uncommon for leaks under floors to rot structural timber, such as joists and bearers, which is why the issue must be addressed as soon as it is made apparent.

Leaks from baths and showers, caused by poor sealant or defective waste traps, are a common cause of water marks on ceilings. Damaged central heating pipes, hot and cold feeds and waste pipes can also be origins of water leaks.

If you suspect a leak in your home, try to monitor when it is as its worst. If the leak appears worse when you take a shower or bath, then the seals or waste pipes could be at fault. If the pressure on your heating system is constantly dropping, there could be a leak somewhere on the central heating circuit. Information such as this can be useful when it comes to locating a leak.

Burst Pipes

In the event of a burst pipe or major leak, try to locate your stopcock as quickly as possible. This will shut off the water supply to your property and can usually be found under the kitchen sink or within a water main cover outside of the property. Turning the stopcock clockwise will shut off the supply, however stopcocks often seize up when not used over a period of years. In this instance you will need to contact a professional plumber to shut off the supply before the repair is carried out.
